New Mansoura City is considered the touristic gateway of the Delta and one of the most prominent fourth-generation cities,
extending along the Mediterranean coast for 15 kilometers, combining a prime strategic location with integrated services.
The first phase covers an area of about 2,063 feddans, designed to include everything modern life requires, from
comprehensive infrastructure to diverse service projects, including an advanced medical center, top-quality schools,
commercial markets, and mosques, in addition to the implementation of an electricity transformer station and networks of
utilities and roads within the city.
New Mansoura also offers a comprehensive range of residential projects tailored to meet the needs of different segments,
with units varying between upscale touristic housing, luxurious villas, middle-income housing, and premium social housing all
within an integrated vision to create a modern urban community with full services, directly overlooking the sea.
First Phase Corniche, 4.2 km: The first phase of the corniche has been completed, featuring a wide promenade, cafeterias,
pergolas, seating areas, a dedicated bicycle lane, playgrounds, reading and internet zones, and children’s play areas (Main
contractor: Arab Contractors / الشركة العربية للمقاولات, as announced by the Ministry of Housing).
Essential Service Projects: Implementation of several key services including two primary schools, a healthcare center,
commercial markets, and service facilities (police and fire station) within the first phase to enhance daily quality of life.
Residential Units (Partially Delivered or Near Completion): The government-led housing projects in the city encompass a
significant number of units:
“Sakan Misr” Project: Approximately 4,704 units (196 buildings).
“JANNA” Project: Approximately 11,232 units (468 buildings).
Villas Project: 1,149 villas including detached, attached, and semi-attached types, totaling about 2,103 units.
Advanced completion rates have been announced, with batches of JANNA units already delivered in staged handovers.
New Mansoura University on an area of 127 feddans (east of the first phase): currently under construction to become an
integrated university that includes a number of faculties and facilities (lecture halls, central library, administration building,
conference halls, university hospital, student services, sports halls, and outdoor exhibition spaces). Construction of some
faculty buildings has already begun, with ongoing work to complete the core infrastructure.
Infrastructure, Roads, and Utilities: continuation of networks for electricity (power station), utilities (sewage and water), and
roadworks within phases one, two, and subsequent stages. These works are managed in coordination between the Ministry
of Housing / New Urban Communities Authority and the city’s local authority.
Gradual Residential Deliveries: phased handovers of residential projects such as JANNA have commenced according to an
announced delivery schedule (initial handovers started in 2025), while finishing works are ongoing for Sakan Misr and other
projects.
Zahya — زاهية (City Edge Developments):
A residential/tourism project on the coastline by City Edge Developments, one of the most prominent semi-
governmental/private developers partnering in the city.
Boyot / Lavida / New Mansoura Mall — Al Salam Developments (Salam Properties):
A set of residential and commercial projects including the Boyot compound and Lavida Mall / New Mansoura Mall. Al Salam
has shown strong activity in the city with notable residential, commercial, and service-based projects.
Isla East Coast — Delta Capital:
A major development along the New Mansoura coastline, part of Delta Capital’s investment portfolio.
The Pearl — Safwa Urban Development:
A gated community project by Safwa, one of the recognized developers in the city’s development map.
In addition, other developers such as Empire State, Aloha, and several regional and local players are contributing a diverse
portfolio of residential, commercial, and hospitality projects in New Mansoura.
New Mansoura City is managed and developed through coordination between the New Urban Communities Authority (NUCA)
and the New Mansoura City Development Authority as the supervising and local implementing body.
Among the key executing entities on the ground is Arab Contractors, responsible for implementing the first phase of the
corniche, along with several buildings and infrastructure works.
