It is located on the international coastal road between the city of Gamasa in Dakahlia and the city of Baltim in Kafr El Sheikh, where it is 6 km from the city of Gamasa and 20 km from the city of Baltim, and 20 km from the new city of Damietta, and only 65 km from Mansoura, the new city of Mansoura is located in The middle of the three cities, and it is planned to connect it with the high-speed train with the city of Mansoura and then with the new city of El Alamein.

The idea of ​​establishing new Mansoura city

The general idea of ​​the state at present is the geographical expansion by building new cities to accommodate the accelerating rate of population increase in human and civilized places planned with the highest standards to avoid the problems of the old cities, where the Egyptian state is currently building more than 25 new cities at the level of the Republic, but only a few of these cities are smart cities and a fourth generation Such as the administrative capital, the city of Galala, the new Alamein city and the new Mansoura city, so we may find the interest and support of the state for them at the highest possible and this appears in paving and preparing the international highway and the road linking the city of old Mansoura and re-expanding it, and providing all the necessary facilities from the beginning, and speed In providing services from universities, schools, government buildings and mosques, and completing a large number of housing units in a record time of 4 years, as there was no city before that!

The new Mansoura city is divided into four phases, each phase characterized by its services, commercial areas and areas for luxury housing. It connects the city from its beginning to its end, with a length of 15 km and a tourist walkway with a width of 60 m. It is characterized by the presence of places with charming designs inside the sea and 4 areas as a marina for yachts, accommodating 680 thousand people, and it is estimated The number of housing units in it exceeds 158 thousand housing units, including 22,848 housing units belonging to the Urban Communities Authority, with areas ranging from 90-150 square meters fully finished.

  • Smart City: In addition to the availability of all government services, it is completely electronic and smart, whether in finalizing papers, services, utilities, subscriptions, bills and any procedures.    
  • Sustainable: The city in its planning depends almost mainly on clean energy, whether in electricity by the presence of solar panels on all roofs of buildings as an additional clean energy source, as well as in the treatment of sea water with the presence of a desalination plant. The city also includes a system for operation and maintenance of networks and stations.    
  • Green: The building ratios, according to the requirements of the Urban Communities Authority for all developers, are around 20%, and the rest is about services, roads, gardens, picnics and entertainment, and therefore there are green spaces in all the streets and around all the buildings in the city so that the per capita share of green spaces increases to international standards.    
  • Safe: The city includes a communications network and a visual monitoring network. The entire city is monitored, whether security, water, irrigation, electricity, lighting and smart meters networks through an integrated control building.

  • The second phase: It consists of areas for government services and interests, universities, schools (some of them are currently working and have students!), commercial markets, banks and hospitals complex, a medical city, the city authority building, and the Dakahlia Security Directorate building, with an area of ​​1500 acres.
  • The first phase: The first phase has been completed with a construction rate of 95%. The area of ​​the first phase is 2,063 acres, and it is expected that 180,000 people will live in it. It is divided into government housing units affiliated with the Urban Communities Authority: Sakan Misr Project; It includes 4704 housing units within 196 buildings, while the Jannat Misr project contains; 11,232 housing units within 468 buildings, as well as distinguished housing buildings with a coastal character; 1392 housing units within 58 buildings. It is 4.2 km long on the international road, with service and entertainment areas and markets in the middle.

  • The third stage: This stage is for premium and investment housing, as it is allocated to developers to build a coastal residential and entertainment compound, in addition to the presence of some distinguished services to raise their investment value, such as hotels, a club, Al-Nahda University and other areas that have not been announced for their allocation, which will give a higher investment opportunity for the two companies that currently have a company Al Maadi in SeaBelle Compound is 58.5 acres directly on the sea, the second plot of land from the western entrance, followed by direct on the sea, Al Safwa Urban Development Company in The Pearl Compound, 60 acres directly on the sea, and between them is a road whose width reaches 100 m
  • The fourth phase:  No plots have been allocated so far, but it has some utility services. The power transformer station in New Mansoura with a total capacity of 500 MW. The first phase has been fully equipped with a capacity of 300 MW, and also a water desalination plant with a total capacity of 160,000 cubic meters per day. The first of them has a capacity of 40,000 cubic meters per day, 95% of which have been implemented.
